This magnificent, modernist home located at 98 Bull Path in north-of-the-highway East Hampton is exactly what would be considered a quintessential dream home. With walls of windows, outdoor living space and more than 12,000 square feet of indoor living space on nearly 2 acres of land, this home has it all. Let’s step inside.

One enters the home through a double-height foyer and is led into the open floor plan, which encompasses the living, dining, and kitchen areas. White oak floors throughout give the modern home a feeling of warmth. Nearly all of the bedrooms can be found upstairs on the second floor, including the master suite which offers a massive 500-square-foot skylit dressing room and a master bathroom with dual vanities, a shower, and a soaking tub. All four upstairs guest bedrooms have an en suite bathroom.

The finished lower level includes an entertainment room with space for a billiards table, a gym with a sauna, a staff kitchen and laundry room, an extra bedroom, and a home theater. A bar can be found off the room with outdoor access, making the home perfect for entertaining.

But possibly the best feature of this East Hampton property is its outdoor living space, which is at once a cozy option for intimate family gatherings and spacious enough to host a summer barbecue with ease. A covered outdoor living and dining room has a fireplace and outdoor TV, while a powder room and an outdoor shower can be found around the corner. There’s also a pool, spa, and a reflecting pool, plus a grill and outdoor kitchen.

According to Sotheby’s International Realty listing agent, Rylan Jacka, the property sold in 2007 as vacant land for $1,075,000 to James McLoughlin, the principal at McLoughlin Construction Corporation.  McLoughlin then held onto the land for about six years before planning and designing the home along with East End architect Blaze Makoid. It then took about three years to complete the existing structure.

“James built this house for himself and his family, incorporating all his favorite design elements that he has built for others over the years,” Jacka told us. “This is better than a custom house because he perfected some of those design features to be better. It was never intended to be for sale, but he wants to do it again, and he has his eye on something.”

If McLoughlin is planning on making a home more perfect than this, we’re excited to see what it would look like.

The property is listed for $8,495,000 and is located about 4 miles from Sag Harbor Village shops and restaurants and East Hampton’s Main Street. Getting to Main Beach would take about 10 minutes by car.
