The Most Coveted Home Amenities in the Hamptons

Homes out east are famous for offering amenities that many probably didn’t know existed outside of lavish hotels or country clubs. Take this $150 million Meadow Lane home, one of the most expensive properties for sale right now on Out East, which features two golf greens and a golf house. Or this Bridgehampton mansion that has its own baseball field. Or this home that offers both a horse stable and an agricultural reserve right on its grounds.

But what amenities do Hamptons home searchers actually seek out, and which could they do without? We looked at Out East search data over the second quarter of 2018 to determine what amenities users prioritize most. Perhaps this won’t be a surprise: Whether it’s a pool in the backyard or the ocean in the front yard, Hamptons searchers care about access to water far more than any other feature. We wouldn’t take planes, trains, and automobiles to escape the concrete jungle of New York City to go to a place that offers no breeze or water, would we?

But the type of water access that home shoppers want depends on whether they’re looking to rent or buy. For buyers, waterfront access — be it the bay or the ocean — overwhelmingly wins as the most prized amenity, with 34 percent of buyers who include an amenity in their search specifying a waterfront home. Having a pool takes the number-three spot for buyers, falling just behind a location south of the highway, which nearly 1 in 3 Hamptons buyers search for.

For renters, however, having a pool is most important by far: More than half (53 percent) of renter searches that include an amenity call for a home with a pool. After that, air conditioning is a must: 10 percent of searchers are hunting for a rental that has both a pool and central AC.
