Narrow Lane Farm in Sagaponack Is a Luxurious $12.5M World Unto Itself

Many New Yorkers head to the Hamptons to get away from it all. But whoever finds themselves the new owners of Narrow Lane Farm, at 134 Narrow Lane East in Sagaponack, will instead have it all. This expansive, 10-building compound contains five separate barns, a 7,304-square-foot main house, and a 1920s farmhouse, offering a total of 7 bedrooms, 8 bathrooms, and 6 half bathrooms. There’s also a two-car, barn-style garage, a 250-vine private vineyard, apple and pear orchards, and a lavender field across its three acres. 

Each barn has a distinct style. The “Tavern on the Green” barn comes with a fireplace, kegerator and double beer taps. The “Marconi Barn” doubles as a pool guest house, and is built from the original Marconi telegraph station that opened in Sagg Main Beach in 1902 and was brought to the property in the mid-1950s. There’s also a 1940s “farm-to-table” dining barn. And in case you’d like to use a barn as, well, an actual barn, the property provides both a former potato barn with a three-horse stall (it also has a full bath and loft sitting area), and a timber barn with fencing and paddocks.

A contender for the Wall Street Journal’s 2018 “House of the Year,” and featured by the newspaper as a “House of the Day,” the property was purchased in 2015 by Kerry and Michael Gaynor for $2,300,000. The couple renovated it with Sag Harbor-based architect Val Florio, adding amenities like a heated gunite saltwater pool and hot tub, and a 300-foot wine cave that connects the main house and farmhouse. Michael Gaynor told the WSJ that the cave “made sense” given the home’s neighbors: Wölffer Estate Vineyard.

As passionate equestrians and home restoration enthusiasts, the Gaynors are selling the property to move on to their next renovation project. They’re donating 1 percent of the home’s sale price to the Equus Foundation, a nonprofit dedicated to horse welfare and protection. So how much does cost to truly have it all? The asking price for Narrow Lane Farm is $12.5 million.
