These 13 Waterfront Acres Are Ready to Become a Dream Hamptons Compound

Owning waterfront property on the East End of Long Island is highly desirable, of course — but finding multiple neighboring properties, where a family or a group of friends could build a compound of nearby homes, is extremely rare.

Just such a unicorn of a parcel recently became available on Shelter Island, with three lots totaling 13 acres hitting the for-sale market.

The plots at 1, 3, and 4 Pandion Road can be purchased together for $15.24 million. But if a buyer doesn’t need all that space, the individual lots are available separately. Lots 1 and 3 both have direct water frontage on Coecles Harbor, an offshoot of Gardiners Bay.

The lot at 1 Pandion Road includes 3.62 acres of land and could accommodate a structure of up to 10,000 square feet; it also has the potential for a private dock. The asking price is $3,995,000.

The other waterfront lot, 3 Pandion Road, is actually comprised of two parcels, for a combined six acres of space, and could host up to two houses with a total of 18,000 square feet of space between them, plus a pool and garage on each property and a tennis court. These two properties are asking a combined $8.75 million.

Finally, 4 Pandion Road — the one that does not have direct water frontage — spans 3.8 acres with an allowed building size of up to 11,000 square feet. The property is on the market by itself for $2,495,000.

The entire Pandion neighborhood spans 25 acres, meaning that if someone bought all three of these properties, they would own just over half of it. Residents will have access to the two common parcels, which include a boathouse, a dock with six boat slips, a barn, and a tennis court, giving waterfront access even to homes that don’t front it directly.

“There is a design criteria for the homes to be built at Pandion,” Cee Scott Brown, the Corcoran agent representing the property, told Out East. “The plan is that, given the size of each parcel, even with large homes, a pool, pool house and garage, there is a lot of breathing space and open land on each parcel, and even the [neighborhood’s] two non-waterfront lots have stunning water views.”

Brown also reminded us that the Pandion neighborhood has an interesting history. It was once known as St. Gabriel’s, a retreat and camp for Passionist priests. “Anyone growing up on Shelter Island knows the site as such,” he says. The retreat center was sold in 2015 and demolished — despite the efforts of preservationists — in 2016.

While the Pandion area could have been subdivided into more than 20 building lots, Brown says the developer “chose to do what he’s done to minimize the impact on Coecles Harbor, impact on the home owners, [and] impact on the environment in general.”

The three parcels on the market certainly have a lot of potential — especially for families or friends on the hunt for a private waterfront compound.
