Elegant, Amenity-Filled Southampton Estate Near the Ocean Asks $18M

With a design inspired by the Hamptons’ iconic shingle-style architecture, and a nearly endless list of amenities, this incredible south-of-the-highway mansion in Southampton is now on the market for just under $18 million.

The 11,000-square-foot home was designed in 2014 by architect Joel Barkley of Ike Kligerman Barkley, and has been featured in Architectural Digest and other publications.

There’s plenty of room inside for family and friends, with 6 bedrooms, 7.5 bathrooms, and a wide-open floor plan that allows for an easy flow between the living and dining rooms. Notable features include multiple fireplaces, wood floors, sliding barn doors, and a sizable eat-in kitchen with lots of natural light and plenty of storage.

The home also comes with a gym, wine cellar, and home theater in the finished lower level, plus smart-home technology and an elevator that serves all three floors.

A double-height master bedroom offers views of the surrounding landscape and access to a private balcony outside. There’s also a walk-in closet and an ensuite bath with dual vanities and heated floors. The upper-level loft inside the master suite has water views over both Phillips Pond and the ocean to the south.

Sited on nearly two acres, the property at 412 Beachcomber Lane comes fully equipped with a pool, pool house, outdoor kitchen, and sunken tennis court.

Its new owners will have everything they need right on hand at their Hamptons retreat. But in the event they need to leave the privacy-hedged grounds, Southampton Village is just a 10-minute drive away.

While this home is not directly on the ocean, residents will get deeded access to the nearby sandy ocean beaches — a feature available to only three properties on Beachcomber Lane, according to listing agent Susan Breitenbach, who is representing the home for Corcoran Group, Bridgehampton.

According to the Out East and Zillow price histories, 412 Beachcomber Lane sold in 2007 for $8 million and then again in 2010 for $6.75 million. Zillow estimates that the property is worth about $17 million.

So the $18 million asking price here seems reasonable, considering luxury houses in the Hamptons will usually see a price cut or two before finding a buyer. But with the local market in a bit of a slump, we’ll just have to wait and see.
