In the Hamptons, it’s pretty common to see homes three, four, or even five times the average square footage, and even more common that those homes are only occupied for a short time each year. But bigger isn’t always better. Sometimes, the thing East Enders need is a small, low-maintenance retreat.
This 900-square-foot waterfront cottage on Accabonac Harbor in Springs could be just the thing for a discerning buyer who doesn’t need all the bells and whistles. With 2 bedrooms and 1 bathroom, this updated house from 1950 keeps it simple: features include a wide-open floor plan, walls of windows, and doors leading outside to the water-view deck.
There’s also a wood-burning stove in the living room, white walls and floors that make the rooms feel more spacious, and a garden out back on the 0.39-acre plot.
According to the Zillow price history, the house sold for $775,000 in 2010 before relisting for $1,575,000 in July 2018. Nearly a year later, the property is now available for $1.35 million under Sotheby’s International Real Estate agents Ginger Thoerner and Debby Koster.
Though the property is technically waterfront, it doesn’t have the private beach that many buyers may be hoping for, which could be a downside. There’s quite a bit of marsh in between the house and the open water — but the residence affords ample privacy and beautiful vistas that buyers would be be hard-pressed to find elsewhere at this price.
For direct water access, 287 Old Stone Highway is less than a mile from Louse Point Beach, a perfect spot for kayaking and stand-up paddle boarding in either Gardiners Bay or Accabonac Harbor. Getting there would take just five minutes by bike or a 15-minute walk.
This quaint East Hampton retreat proves that a summer home in the Hamptons doesn’t need to be loaded with features to be desirable — sometimes nature views and a relaxing atmosphere are just enough.
